How good are you with money!
Will you put all fees, and interest rate in writing?
I would ask them how many points they are going to charge on both the front end of the loan and what are they making on the back end.
If there are prepayment penalties, if there is negative amortization in the loan (although that might be illegal now) and about points, closing costs
